I am an investor from Bay Area looking to buy a SFH in Bakerfield area.

What does the market look like there right now and is it possible to be cash flow positive over there?

I am also looking to work with a local agent there who can help me close and manage the property. So any referrals are welcome.

Hi BP,

I am looking to buy an investment property in the Bay Area that is affordable (350k-450k), easily rentable, close to public transportation (BART). My goal is to make a couple of hundred bucks a month after rent and mortgage and hold on to the property for 10 years or so.

One area that I am looking at is San Leandro near BART. Considering the fact that there is a lot of development happening close to BART (SL Tech City, # affordable condo units), do you think buying near San Leandro BART is a good option?
