Should I make my 2 bedroom house a rental property?

My girlfriend and I own a 2 bedroom, 1 bathroom home in Appleton, WI. We purchased the house for $90,000 at a fixed rate of 3.75% for 30 years. We pay $590 a month for our mortgage. We owe $74,000 on the home. We're thinking about renting it out and purchasing a duplex to house hack. Would it make sense to hold onto our current home as a rental? Or would we be better off selling the home?

I am in your market as well. I would personally sell. At that purchase price, I do not believe you will get an adequate return. Probably break even once you factor in all the cost
