Are You Using the Facebook Marketplace? You should be!

It's amazes me how fast technology, culture, and people adapt. Getting properties tenanted with quality tenants is one of those things. 

We do all of the "typical things" when getting a house rented such as: Hotpads, Zillow, Trulia, Craigslist, sharing with our network, for rent sign, etc. 

Interestingly enough though, a solid 90% of our traffic comes from properties we post in the Facebook marketplace. Not only do we seem to get more traffic but the quality is much higher than other avenues. The other benefit you get is it's directly linked to their Facebook page. It's a pretty good "litmus" test to determine if setting up a showing is even worth your time. 

Facebook can also be STUPIDLY powerful for selling flips, networking (which you should be doing on Biggerpockets as well), and generating motivated seller leads. 

How are you using Facebook to push your business along in 2017? 

Pro tips: Most landlords on FB marketplace will throw up maybe one or two poor quality pics. (like Realtors too lazy to get our of car... You know what I'm talking about.) 

Take quality pics, preferably at the golden hour, showcasing as much of the home as you possibly can. 

If you do it right... You will have tenants asking to pay your application fee before they've even seen it because that's how they buy most other stuff in their life.
