TIC (Tenants In Common) Investments

I see references to these mostly with 1031 exchanges, but they look like a hassle free way of direct investment in CRE. Does anyone know a reliable broker, and anything in particular to watch out for. My guess is if the broker is reputable the investments will generally be good.
