A property manager I want to use has a hold harmless clause in their management agreement. My understanding is this could potentially make me liable for their negligence. I have asked them to remove it but they won't. I've also asked my insurer if there any any issues, and am waiting for a reply. Anyone know is this is a problem, and if so is there a workaround/addendum wording?

Lee, funny you should mention that. I have just given up on a property management company in DFW. They wanted back to back contracts on their REOs, and were a little uncompromising so I am looking for someone else ...an established company with a track record.

These guys are operating in South Central, LA. I'm not going to say anything about that area, as everyone will have an opinion. The duplexes are nicely rehabbed, so stick out like a sore thumb and have five beds, so big families or lots of families. They are section 8 with the govt paying 70% of the rent. This was not for me. That's all I'm saying.

I hadn't seen the 15-20% ROI on their website, so had a look. Since they do a program that involves investors buying and selling it may refer to realized gains as well, as opposed to cap rates. You may question whether appreciation is likely in this market though.

Jeff, if you find this, you've probably figured out who I am, but it would be great if you could give us the low down on your operation as I know there are others here interested in turn key. Can you tell us how many in your operation? How long you have been in business? Professional qualifications?

What particularly interests me is that you are offering new build mult-units, in California and where the numbers work, all elements that many investors want, but are so hard to find. How do you do it?

Ben Bernanke et al, by dint of his MBS purchase programs. He's crucifying us baby-boomers on fixed incomes ...we have little choice, and many refuse to be coerced back into stocks.
