BRRR-Where are you finding your properties?

The key to BRRR a property is obviously to find a great deal (70% of ARV) so I have a few questions

1) How hard is it to find a deal in your area?

2) Where are you finding your deals? MLS seems to have everyone looking at it and willing to overspend.

3) How much cash did you start off with? Seems like foreclosures are a good way to go but all require cash.
