Days on Zillow/Trulia? Property listed for sale for a long time.

Hi! I have my eye on a couple of properties and am wondering what I'm missing. Slow market with not much moving - rural investing. I'm looking to buy and hold.

One of the properties has been listed on Zillow for 428 days (62 days on Trulia). The other property has been listed on zillow for 174 days (62 days on Trulia). Anyone know why there is a discrepancy between Trulia and Zillow? I would expect both sites would pull from the MLS.

Would the properties be listed with an RE Agent/listed on MLS for that long? Should I contact the seller directly at this point? If possible, I'd like to work directly with the seller with a cash offer/purchase.

Also, how recent is "recently sold" on Zillow? There are a lot of properties that pop up as recently sold, but I don't recall seeing them listed in the last few months.

Thoughts? Ideas? Suggestions?
