Post: Removing Old Water Baseboard Heater and Controller?

Looks like it's just electrical!!!  Yay!!

This may still work, so we are going to investigate and figure out if we are going to keep it.  There is also a broiler system heater in the room as well that is newer.  That leaves us with two control units... one super old looking.

If we keep it, can it be painted white to match the others? What kind of paint would we use since it's a heater?

In the middle of rehabbing and need some advice.

The space has new water baseboard heaters, but the old ones were never removed. How difficult is it to remove (along with the old controller)?

I'm guessing since they were left in place it's more of a hassle to do so. If it is for someone with limited experience, any suggestions on how to make them look better would be greatly appreciated.

I'm interested in this as well.  Most opportunities require a couple years of experience and the NMLS license. Looked into the NMLS, but I'm a little confused about the process. What would be an entry-level (no experience) way to get into the business?

@Joe Stretch  Would you suggest taking the 20-hour course to start the process i hopes it makes you more marketable to banks/brokers?  It looks like you have to have a company sponsor you to get your license?

Thank you for sharing your thoughts. Didn't want to do anything on the sly - I don't have an agreement signed with an agent and was just trying to strategize.

I will discuss it with my agent and get her thoughts on the properties.

I've been working with an agent and viewing a few good properties, but nothing great. I'm viewing a property that I'm hopeful about this weekend. It would be purchased with a conventional loan if the numbers work out and an offer was accepted. 

There are two other properties that are of a much lower level (needs more work) that I may be interested in. I would pay cash for these properties and probably low-ball offers. One is Fannie Mae (B neighborhood) and the other is in a C neighborhood.

I haven't yet mentioned these two properties to my agent - I did find them on my own. Should I contact the listing agents directly since I'd be making a much lower offer and would like the best possible chance at getting the offers accepted - meaning the listing agent would get the full commission (instead of splitting it with a buyer's agent)?

Just getting started, so I appreciate any thoughts, ideas, suggestions...

Hi -

If I'm running numbers for a cash purchase, what costs do I need to factor in for "closing."  Is there a closing even if there is no bank?

I would assume title search, owners title insurance, any home inspection, attorney fees, and taxes. Anything else?

So this deal didn't work out.  The property was a lot smaller than expected and needed more work than expected.

I would budget a little more money for utilities, because if your property is vacant, utilities get switched to you, which you should keep up for at least property showings and such. 

Thank you, Henri. I didn't think of utilities. I will have to add that in somewhere.

I am considering this property and think I have the right numbers.  I was hoping to CF $200 per property and this one comes close. Numbers are pretty spot on - maybe slightly on the conservative side. Property is worth approx $125K in a good B neighborhood. 2 bed/2bath brick ranch.  It would be my first property. 

Would you do this deal? Why or why not?
