Splitting up Multi-family 3-unit property

Good Morning all,

I recently just acquired a three unit property which is split up between a 3 bedroom house on the one side, and two 2 bedroom apartments next to it. I am wondering if down the road it would be possible to sell the house and keep the apartments? What would be involved in zoning? deeds? Does anyone have any experience with this?
