@Account Closed Thanks for that information. I did have those suggestions go through my mind but was wondering if it would damage the furnace since it would be oversized. Are you having any issues since?

Hey John thanks for the input. . . The electric is separated between the two units. The water is not, just a single meter. The gas is separated for the units as far as the gas hot water heaters & cooking but the thermostat is only in the upstairs apartment to control the heat for both apartments. (the downstairs apartment gets a bill every month for the cooking & hot water) As far as the furnace itself, the previous owner had it installed in 2013.

Hey @Ryan Daigle yes I was going to call a HVAC tech soon. Just wanted to see any experiences anyone had first. I know there are probably a lot of options for doing this. Thank you.

Hi everybody I am wondering if anyone would have any advice/experience for splitting up the heat in a 2 unit property. Currently, the property has one central gas(forced hot air) furnace in the basement that heats the upstairs and downstairs apartments. There is only one thermostat controlling the heat. (Upstairs apartment controls the temperature for downstairs apartment) I am looking for any advice as to what route to go splitting up the heat for this building. Thanks!!

Giulia I purchased my first 2 unit as a house hack in 2017 in Bethlehem, PA. I had the option to put 5% down with my lender but chose to do 20% so the numbers would work better as others have said in this post after I moved out and decided to rent out both apartments down the road. I would highly recommend the house hack approach!

Does anyone have experience buying pre-foreclosures and what methods have you used? (cash, subject-to) I am reading a lot online and bought a couple books on the topic but there is nothing like actually talking with people and getting involved in a conversation that practice this area of real estate. The area of getting everything on paper and legal is where it is a little muddy for me. If anyone would like to share experiences it would be of great help as this is an area I would really like to branch out into. Thanks!!

Good Morning all,

I recently just acquired a three unit property which is split up between a 3 bedroom house on the one side, and two 2 bedroom apartments next to it. I am wondering if down the road it would be possible to sell the house and keep the apartments? What would be involved in zoning? deeds? Does anyone have any experience with this?
