Open house led to an actual buyer!!

I closed on my latest flip today and the buyer found it by none other than the often bemoaned open house. I know the percentages are low and most open houses are held to generate new leads for the agent showing the house but sometimes it works.

Not only did I also sell one via an open house - the very first person to walk in the door when the open house started was the one who bought it! After they left but before the open house time concluded, I got a call back from them that they would be bringing by other family members to check it out, and they did just that and ended up buying.
