Investing a Membership required community?

Hi biggerpockets community, 

I have been looking to buy my first investment property for at least a year now. I have a primary residence that I house hack currently. I have found a local community in south Florida in delray beach that looks like it would be a cash flow monster. The only issue is a $35K membership fee. I know it would be terrible when it comes to selling, however whilst renting it, it would be fantastic. Is there any traditional way short of hard money to take down this property?
