Yeah July, I understand that this is a seasonal business but the main focus would be beach goers and boardwalk visitors so I’m looking at 5 - 6 strong months and the rest of the year would be just enough to cover the bank payments and maintenance.
Hey, I’m new to real estate investing and during my recent vacation at Myrtle Beach, SC I’ve noticed that beach front parking lots were always packed. Now I did some conservative calculations of one specific parking lot by the beach and right next to the boardwalk(restaurants, bars...)and based on the hourly price of $7/hr I came up with a gross income of 200k/month on a 100 spot parking lot. My calculations are probably completely off so PLEASE feel free to set me straight and give me an idea of the ROI. The parking lot I based my calculations on is a simple 0.5 acre lot with two solar powered parking meters. Give the prices of lots currently for sale in Myrtle Beach it seems like a lucrative opportunity for a passive income.
Thanks guys. That’s what I though. We have a really shady LL who’s absolutely incompetent and she’s trying to screw us over again. My gf has a one year lease that’s up at the end of this month but the LL claims that she signed a 6 month lease in September. We asked her to provide that lease but she just sent s copy of 1 paragraph with September dates on it. When we asked for the page with signature she keeps avoiding us even though I came to her office 3 times today and she literally ran away because she ‘had places to be’ my gf can’t locate her old 1 year lease and claims that landlord never even made a copy so she thinks the LL might be forging the documents. I moved out 4 months ago and I’m still waiting for my deposit to be returned. When I asked the LL about it she said she has to talk to the owners and have them send it to me. I’m thinking about taking her to the court. Anyone knows a good lawyer?
Hey guys. Is it possible for the landlord in Utah apt complex to raise the rent before the one year lease is up with just a 30 day advance notice to all the tenants? If so what’s the point of signing a lease? Thanks

Hi guys, I'm new to BP and I'm learning about real estate investing. I'm moving to Palm Springs, CA (I'm a blackjack dealer) and was considering buying a place instead of renting. I'm looking for 2ba/2br and I've found couple mobile homes for around and under 30k which seems too good to be true. Some of them were part of the country clubs and included in the fees were country club memberships and along with other fees they come up to around $ 400/month (I found them on realtor.com) My question is, are there any other hidden fees or any reasons why I should keep away from those properties or is it fairly normal in Palm Springs area? Thank you
