Edmond, Ok Rental property

I'm looking to buy a rental property in Edmond, Ok can someone provide any insight about the Market situation and look at info below to see if it makes sense?  I ran some numbers and only noticed about $2k cash/year and afraid if i have any repairs that money will easily disappear. 

I've found one property with following numbers:

Home price $165K

4 bd 2 bath

Built in 1996

Found a PM charges 8%/month and 80% of rent up front .
