Constructing a Master Lease

Good afternoon Everyone!

Excited for these next few weeks! I am in discussions with a seller to put a 100 unit apartment complex under a Master Lease with the option to buy. I am hoping to get any insight on things that I need to make sure to avoid, look out for,  or include in order for this master lease to be a WIN WIN for both parties! I have read a few blogs, and am a few books deep into master leases, but seeing as that this is my first one, some first hand experience from a few individuals would be awesome!
