Is Fresno all war zone

Just noticed some listing on loopnet at 8 to 9 cap... Building looks ok from the outside...Even Phoenix war zones are asking 6 cap... Is Fresno really that bad?

Lol! No, Fresno is definitely not mostly war zone. Maybe 10%, if that. Probably much less.

However, you will find that a good portion of older multi-units are concentrated in lower-end areas of town.
