When purchasing a property using this type of loan is there a strategy you can employ to get some of the down payment back before title closing?

For short/medium term (months), in the current market, I'm a fan of parking it in a high-yield stablecoin (crypto) using a service like Blockfi. I'm comfortable with crypto, your situation may be different. If you use a money market, be sure to shop around for rates.

For longer term (years), index funds like SPY can work. Keep an eye out for exit points as you come closer to the savings target.

I have been a user myself and Im pretty happy... tuff to find yield that compares to that even real estate investing wise..

Hello all I have been using building zoom to view permits on a map but noticed I can only filter the site data to 2017 and below and not anything recent is this website still maintained? If not does anyone recommend any other website to track building permits in a local area?

@John Slater well.. there is an assigned trustee and the 90 day window has passed... would the fact that an assigned trustee exist imply that it would go into probate anyway? I guess I’m going to to continue to be patient.. Just wish I knew dates

Hello I have a lead on a house I'm looking to buy long story short the house has gone into Pre-foreclose and now has an assigned trustee.. I now suspect the house will go through probate even tho no aires are interested in the property (Out of state) Now that the 90 day window has passed how long does the probate process take? is it even necessary if No aires hire a lawyer to take a clam to the property?

If no family member files court proceedings for a house in which the owner has passed with no estate planning but has a loan against the property does the lender file a court proceeding for accounting purposes and to follow through with the foreclosure process??

@Greg Dickerson the private lender classifies the loan as a business loan would one need to use a Business entity of some kind?
