South Bend Inventing

I'm an out-of-state investor looking at purchasing my first property in the South Bend market.  I have bought rentals near colleges in the past and have had success.  Anyone had any experience buying and renting around Notre Dame? Or does anyone have any recommendations about the South Bend market as a whole?

I live in South Bend. I agree it is sketchy in certain areas. The market is extremely hot right now. 

The housing market within 1/2 mile radius of campus is booming.  Investors are buying/sellling lots for +100k.  150k homes previously used for rentals are being bought and knocked down to build 500k homes.

I live 1/2 mile south of campus. Houses in my neighborhood are not hitting the market and selling privately in for sale by owner situations.

I would suggest looking south of Notre dame and east of IUSB. There are houses that would make decent rentals in that area and are not wildly overpriced.
