Hello all:

I need to get flood insurance on one of my rentals which is a 4-plex, slab-on-grade, in Madison, AL (Madison County). I have a FEMA elevation certificate already. I have two quotes but would like a third. Does anyone have any references?

I need a good reference for property management in Huntsville, AL. I have one SFR there being managed by Rosenblum Realty but they only manage SFR's. I need one that will manage a quad I'm under contract for. Any suggestions?

I'm under contract to purchase a 18-unit apartment complex in Rossville, GA.  I live in Murfreesboro, TN and have a local lender, CB&S Bank, ready to process a $700K loan at either 5.4%, 20-yr AM, 5-yr term...or...5.8%, 25-yr AM, 5 yr. term.  I'm thinking of shopping around for another lender but wanted opinions on the financing being offered.  Does it seem competitive in today's market?  They have already scheduled the appraisal which will be complete this week.  If I decide to pursue other financing, I won't begin until I see where the appraisal comes in.  What are your thoughts?

Wow...thanks for all the responses!  It looks like the deal is going forward so I'll need a reference for a reasonable property inspector as well.  Any ideas?

Hi @Mark Byrge,

Will Easy Storage Solutions retrofit an existing, manually managed facility for automated functionality?  Or if they don't, will they recommend local contractors that will?  I assume all that is needed is keypad access for the gate and security cameras, no?

I really didn't give REsimpli a fair trial so I can't comment on it. I did recently purchase the houseflippingsreadsheet REI package and am currently learning how to use it to its full potential. I can let you know how it goes after a bit.
