Who should open your llc?

Who should handle opening up an LLC for you? Your accountant or your real estate attorney?

I opened mine myself. It's pretty simple through the Secretary of State site and I didn't have to worry about paying someone else hundreds of dollars for something that took like 5 minutes. As far as operating agreements go, then you're going to want to speak with an attorney. This is assuming that you have a partnership. If you want more info on how to do it yourself, go to LLC University. Lots of good info and it shows a step-by-step guide on how to do it for every state. I have no affiliation with them, but I followed their steps to create my LLC.
