Using a HEL to Purchase 1st Investment?

Hello all, I am new here and wanted to see what yall have to say about this idea. I have been considering purchasing a property for some time and have seen that people have used a HEL (home equity loan) to make a purchase. I have lived in my home for almost 10 years now and know I have built up some equity. I'm sure this has been done before so I just wanted to hear some suggestions or thoughts on this. Any information would be greatly appreciated.
