@Jesse Anguiano did you ever find anything?

@Caleb Heimsoth do you think the title company would allow the sale to proceed if there is a tax lien on the property?
I found a seller who's behind on their current taxes and a loan they used to pay previous taxes. They went to sell me their house but I am unsure of what forms I need to buy it cash. Will a title company allow me to move forward with purchasing this property if they owe money on their taxes and a loan? If not what steps should I take to lock in this deal?

@Bob Okenwa you mention operating agreement, do you mean the one included in the LLC or something different all together?

In Texas, we also have a special kind of loan, where people get money to pay the taxes.  That is more complex but a great way to find good deals.

What is the loan called?

I found a property that has a lien on it and upon further investigating I found that he has passed and his information is incorrect on the county appraisal. It has the owner listed out of state but he lived in the property but had some relatives living out of states.

Upon further review it appears those relatives passed (taxes hadn't been paid on the home for 2 years)and he might have one more relative but its hard to tell because that person is over 80 years old. To top it off it looks like the address listed out of state is also abandoned which was the address for the last listed possible relative. 

Any clue on how to proceed? Is there a way to get this property before it goes to auction?
