How to value a mixed use property

Hi guys, I am hoping to get some pros on here to help out with a valuation question:

The property is a mixed use:

1st floor: 2 beds / 1 bath Rent is $900

2nd floor: 2 beds / 1 bath Rent is $800

Commercial use ground floor: (around 900sqft) rents for $1000

Any idea how to come up with  a value for this assuming that comparables are scarce?

This property is in Trenton, Mercer County. Thank you for any help or pointer!
