Hi guys, I am hoping to get some pros on here to help out with a valuation question:

The property is a mixed use:

1st floor: 2 beds / 1 bath Rent is $900

2nd floor: 2 beds / 1 bath Rent is $800

Commercial use ground floor: (around 900sqft) rents for $1000

Any idea how to come up with  a value for this assuming that comparables are scarce?

This property is in Trenton, Mercer County. Thank you for any help or pointer!

Hi BP community,

I am curious about your experience with the lis pendens otherwise called preforecliosures direct marketing.

I tried sending to them twice and have received ZERO call. I wonder if it's something to do with my marketing piece or perhaps I have not sent enough times, but I thought it was peculiar to not have gotten one single call, not even from tire kickers!

My piece was introducing me as a professional who can help them avoid foreclosure, I was going thorugh solutions and calling to action as a closing. 

Curious to have your feedback / experiences.

I drove for dollar in South Orange NJ, and got a couple of addresses worthwhile researching further and sending direct mail to, however the owner's information is not online, I called the city and they informed me that I can call them for tax info on a particular address but they can't give out the owner's information.

Any idea how to look up the owner's name and mailing address info in that case?

Hi guys,

I pulled out a list of probate and I am getting ready to send out the first batch of direct mail, hopefully this week end. Before I do so I had few questions I need help with:

1. What is the time frame for probate? If it has just been filed, how long from now can I still send mail to it?

2. Some on here use white letters that computer generated, any idea on the color of the envelope?

3. Lastly, I would appreciate some help with the content in the letter from those who have done probate and have been successful with it.

Yes, you are right, I knew I would inherit all issues that come with the title so better make sure that it is free of liens and that the title's is clear. Anything I should keep in mind?

Hi everyone,

I plan to attend a sheriff sale, in the coming weeks in some of the NJ counties. I have heard many stories such it rigged, or it's high risk if you have not done proper research before hand. 

I want to see if some of you have tried this strategy and what advice would you have for me to best prepare for it and avoid screwing up!
