Hi Sam,

It is zoned for 24 units but has a wetland protected area running through 1/5 of the acre meaning I can't build or develop 100% of it. City planning has run the density ratio saying it's buildable up to 17 units. I have talked with a builder and got rough numbers on building per unit. I still need to get numbers on the land for site prep. My plan would be to keep it so that I can have something cash flowing and paid off during retirement. Over all estimated cost along with estimated expenses for the current rent market value seem to make sense to continue pressing on with project. Have you done something like this? Am I on the right track? Anything Involved I might not think of?

Hi,

I'm branching Into developing an apartment complex. I'm in process right now with city developing a piece of land. Also negotiating price on property with owners selling. I have never tackled a project like this. I'm asking for guidance/tips on what to expect with the development process and the loan process for a deal potentially costing over 2 million.  Any info would be helpful. Thank you in advance

Hello. My name is Andrew. I've been an investor for about a year and a half now and have had an incredible journey so far. I've made some great connections and landed some good deals. I just acquired my 4th rental and am looking for guidance in using the assets I have to take my investing to the next level. What are the secrets to leveraging properties? What are ways to not use all equity and tie it up on one deal? I'd like to become connected with some private lenders or figure out ways to maximize the liquidity I have for more deals. Any input/advice is greatly appreciated. Thank you
