Boston Metro / Suburbs: Looking for House, creative Financing

I am looking to purchase a home in the Boston Metro area, within a 20-30 minute drive from Newton, MA.  I own 2 properties currently.

I am looking in the range of $750k and under, with approximately a 35% down payment available.  High credit score.  The issue is my documented income may not qualify for that amount.

Are there builders in that area who I could work with? (prefer New Construction)

Any Real estate agents with a strong knowledge of that area, and able to find financing with that down payment?
