Oklahoma June "Tax Resale"

This is a tax "re-sale" rather than the "tax lien" sale. I have done and extensive amount of research regarding properties on the auction ballet for my county of interest. Including total taxes and penalties owed, current identifiable liens, pending litigation of owners, legal descriptions vs property address etc. In Oklahoma there are several options that allow owners to disqualify their property from auction (ex. >65 years old.) Is it my responsibility to verify that the owner does not meet these possible exceptions or is that the owners responsibility? Once the auction has taken place and I am granted a tax deed can the owner still file for exemption? how about after the quick title is filed? Lastly, does anyone recommend an Attorney who is extremely proficient in this process and able to streamline the deed? I am more than happy to pay for their professional information and services.
