Not At Fault Tenant Eviction

Hey all. I'm venturing into new territory here and looking into tenant eviction for a property I will be putting an offer on. 

The property is a multi unit with a tenant in the back who has been there for 15 years. I've done some research into 'not at fault' evictions, and it seems like I could pay the tenant a 10k relocation fee if i plan to use the space for myself or a family member...

Does anyone in the Los angeles area have experience with this? What are the potential pitfalls to watch out for? How long does this process realistically take?
