Hey there BP community! I'm currently looking at a property in north central Pasadena. The property pencils out for us, but I've heard the area around the interchange of the 134 and 210 freeways is dicey. I'm coming from Boyle heights, so I've lived in some sketchy areas, but want to feel safe walking at night. Anyone who knows north central Pasadena, what can you say about the general safety and/or health of the neighborhoods around here? Stay away? Go for it? Thanks!

Hey all. I'm venturing into new territory here and looking into tenant eviction for a property I will be putting an offer on. 

The property is a multi unit with a tenant in the back who has been there for 15 years. I've done some research into 'not at fault' evictions, and it seems like I could pay the tenant a 10k relocation fee if i plan to use the space for myself or a family member...

Does anyone in the Los angeles area have experience with this? What are the potential pitfalls to watch out for? How long does this process realistically take?

Hey all. I'm looking at a duplex in Los Angeles with one of the units occupied by a tenant of 15 years. We want to relocate her and pay the fee, but wrap that cost into our home loan. Is this possible? Would a lender be open to this being written into our contract? Any guidance would be appreciated.

Looking into REO's and came across the 'owner occupancy' requirement. Homepath requires owner occupancy to submit an offer and it looks like investor offers must be made through third party auction sites once the 'first look' period has ended. Can someone who has had experience purchasing an investment property through Homepath explain the purchasing process?

Hey Mike,

A bit late to the punch, but I've been investing in the City Terrace/El Sereno area. Bought a property in City Terrace a couple years ago and have been seeing tremendous improvement in the neighborhood. City Terrace was once the heart of gang violence in East LA, but those days have passed. Friendly, family-centric environment that is a 5 minute drive to the arts district (which is booming) and sits above Boyle heights (also on its way up). There are still a ton of beautiful spanish homes and one of the only affordable neighborhoods near the city.

Thanks! Found that episode right after posting. I'm curious, what's stopping a hard money lender from just swiping the deal you just dropped on their table? Aside from it being unethical.

Im operating out of Los Angeles. The market is very competitive and I have considered looking for deals around riverside and San Bernardino. However, I am reluctant to invest in properties that are too far away. I have a self imposed 30 minute rule, which perhaps I need to throw out. But because I will manage the property myself, the restriction seems appropriate.

Beginner question! How can I set myself up for a quick turnaround for a hard money loan.  In the LA area REOs seem to disappear very quickly, before I have time to visit the property and analyze the opportunity. I want to make sure there are no hangups when I finally DO find that property. Is there any form of prequalification similar to conventional loans that I need to look into?
