When owner carries the note

Hi everybody, I know someone who wants to sell us her single family beautiful Victorian rental here in Denver Colorado and is willing to carry the "note" what are the "dos and donts?? what would be "good terms? interest rate etc etc, we never went this particular route before we just used lenders for all our rental units...potentially chartering into unknown waters but excited about the learning process and the opportunity at hand.   Tim
