Manufactured Homes - BRRR Strategy? -Don't know what I don't know

Hi BP Community - I've got a few stick houses using the BRRRR strategy. I'm looking at a manufactured home (built in 1979) with land and I'm wondering if you can use the same strategy - I believe I can obtain a 30 year loan through a company specializing in these types of loans (at least my initial conversation confirmed that) . How are manufactured homes valued? Is it primarily land with the manufactured home simply like a car, depreciating over time? If I buy something under market value, can I then refinance in 6 months? Anything else I should be looking out for? This in this space, any upsides/downsides to be aware of? Thanks all in advance.
