 You are not alone. My tenant just did the same after promising he would give me his upcoming tax refund to get current. When he got it he told me he had filed Chapter 13 and that I should just talk to his lawyer from now on. I held off on the eviction until now. I"ve just started it this week for what it's worth. 


 Sorry to hear that. That's a shame when you try to be reasonable and work with people. Good luck on your end.

@Jay Hinrichs - Ouch that's terrible! Going the bankruptcy route is a new one for me - I'm just used to tenants not paying on occasion. What I just saw is that the co-signer is the one going through Chapter 13 and that co-signer is using an address in Indiana not Illinois so I wonder if that will make a difference for the other tenant actually still in the unit in Illinois and not paying. Again, probably an attorney question but if anyone has some advice or thoughts on 2 tenants on a lease (with one going through bankruptcy), it would be great to hear. I would think the one not going through bankruptcy would be on the hook still. I believe they were a couple, but I don't know for sure.

Hey Forum - I'm wondering if you have any advice/comments on how to handle a situation where a tenant who was delinquent also filed for Bankruptcy, I was just told by the PM that they received a Notice of Bankruptcy and are looking into options with an attorney. Besides trying cash for keys, any advice or thoughts on the best way to proceed? If I'm SOL for now, is there a timeline that I need to be aware of before any action can be taken? Note that the property is located in Berwyn. Thanks all!

Hi Kenneth and Naema - I would like to hear where both your properties are as well as experiences with the market in the south suburbs. I have a property under contract in Hazel Crest and I'm wondering how the area is doing. Note that this is a foreclosure and would be purchased all cash so I don't expect too many issue there. The challenge would be to get a contractor to go in and complete the scope of work,  and then go through any point of inspections prior to renting.
