Hard money lenders popping up everywhere! Eerily like '08

Lately I've noticed many friends and friends talking about and joining hard money groups. Telling how they're averaging 12% returns on deals. No risk involved. Just 25k to buy in! Also, Bandit signs are popping up everywhere. Cash for your house letters arrive daily in the mailbox. Prices for ugly little houses have doubled in the last 2 years. It's really reminding me of '08 when everyone I knew was a broker and could get me into my dream home, zero down no credit check. Either BP has created a monster or this bubble is getting shakey!!
