i would appreciate your input in this potential deal:

Located in Northern CA

Price $500,000

Duplex (3/1 each)

Condition (7.5 from 1 to 10)

42,000 Potential rental income / year

Good location

I can potentially buy and hold or sell it with new tenants in place for $580,000

Currently looking for a private investor. I Can raise up to 40% down to purchase.

Have you thought about putting the minimum down required to prevent PMI. You can use your extra cash for another potential deal. That way you are getting more return on your investment. And also you'll have another property that you could grow equity in. Let your money work for you.
