Weirdest Reason to Flip?? I'm Flipping a Duplex.
Hey everyone, I thought this was a fun story and so I decided to document it here for you guys. Contracts are inked today on a duplex and we'll close in 15 days. I'm purchasing, will fix it up, get it rented, then sell to another investor. I'll sell it at a better rental ratio than going rates in the market to sell it quick and without listing.
I'll post up the numbers tomorrow after my walk through and I nail down the exact rehab costs.
I typically don't flip, although I have a couple times. Normally I would just BRRRR this duplex, but I have a pretty weird reason for why I'm flipping this....
Ready for it? Well, I'm a huge cigar nerd and I currently have a big humidor (4x6x2ft) that I've had it for years. It was super cheap and actually just a cabinet that I converted to a humidor. It gets the job done, but it's not great. I've toyed with the idea of a top of line one that even does temp control, but I could never justify the price and I didn't like the looks of them.
I talked with an amazing custom furniture builder (modern furniture) that I know. He is a true craftsman and his pieces are works of art... but that comes at a steep price! For him to build me one and go all out to make the coolest thing he can, it will probably be about 60% more than the top of the line ones available right now. I was too cheap to justify the other one, so another 60% is just crazy! Even if it would be a work of art and crazy awesome.
Then I thought "Hey, why not flip a property to pay for it. That way I don't actually spend any money. I'll just spend some time, and the proceeds can buy the most baller humidor ever." Plus I thought it would be a good to document for you guys and my blog.
So yes, that's the reason, I am flipping a property to buy a humidor. I don't know if that's the weirdest reason ever, but it has to be up there!
I'll document the journey along the way here. At the end there should be enough profit to pay the short term capital gains tax, commission the humidor build, and the rest will go to boxes of Cubans!
