How do I structure this deal creatively

I have a lead that has no equity based on Redfin and Zillow. The approximate amount owed is 103k and estimated value between both sites is approximately 95k. Recent comps in the area sold for 135k. I was approaching this as a lease option. I wanted to wholesale the deal, but there's not enough equity. How can I creatively structure this deal? I spoke with the seller and they are ok with the being a landlord temporarily. Any help would be of great value.
