Rent in the area averages $1200

I have a lead that has no equity based on Redfin and Zillow. The approximate amount owed is 103k and estimated value between both sites is approximately 95k. Recent comps in the area sold for 135k. I was approaching this as a lease option. I wanted to wholesale the deal, but there's not enough equity. How can I creatively structure this deal? I spoke with the seller and they are ok with the being a landlord temporarily. Any help would be of great value.

That's awesome Chris. I'm new to investing and those are great numbers.. is this your first deal?

There area lot of properties in Chicago and in it's south and west suburbs. I've found that I need to be working on finding reliable buyers. It has become my priority at the moment. I hope that this forum can help point me in the right direction. The bigger pockets forums are great. I have them playing all day and I'm now reading books from my local REIA.
