What would you do with $50,000?

Hey everyone, 

I recently took out some equity ($50,000) to kick start my real estate investing venture. I was planning on using that money to acquire a 2 family to house hack or using the money to acquire a 1 family to possibly flip. However, I would like to know what some of you might do with the money if you were a newbie in the real estate investing world? Since I plan on investing in and around the Boston, MA area, it would be greatly appreciated to here from investors from Boston. But everyones opinion is welcome. Thanks!!!
