What tools do you use to estimate ARV?

One of our wholesaling friends brought us what could have the potential to be a great deal, but when we talked with our hard money lenders and a couple of real estate agents they didn't think that it was going to sell for as much as the wholesaler thought. I understand that the wholesaler could make up ARV but in this case, I think that his numbers were reasonable for the area but we had to play it conservatively.

Wondering what you use/do to estimate ARV especially in areas where comps are challenging?
