Consider the long term gain of increased rent and pet rent and less wear and tear with a better tenant and the immediate costs of rehabbing and eviction and you may be better of with a new tenant. Doing the math on this one can help you making the decision. Perhaps you can buy the other duplex and replace the tenants there as well.

Check with your bank. I checked with mine on the same issue and they told me it is very unlikely that they would do such a thing as long as I can prove that I can pay my mortgages.

Tell them this is not working and they need to leave before it will cost you any more money. You and your grandmother still care about the relationship, they apparently don't.

That is exactly what I did and they walked. If I pay the closing I take a $2250 loss. I just accepted their offer, lets see if they still are taking it. I had the feeling it was a stretch for them, however they gave me a pre-qual letter, but no amount.
