Investment properties help

Hello All-

We are brand new to real estate investing and want to start right away. There are 2 colleges near where we want invest however the area is not in the best of areas but at the same time the potential for renters is really good. We are just a little nervous to pull the trigger and we just recently bought our own home at the end of the year. We are looking into lending home to finance. Does anyone have any suggestions for financing etc. We are looking at buying a house that is very near the college 3 BR 2 bathroom-updated and then an accessory apartment towards the back of the house with one bedroom and bath. Thinking of renting per room 500 and then the accessory apartment which is not updated for 300. They would pay for their electric etc. Let us know what you think.
