To Pre-list Or Not To Pre-list?

Interested to hear your thoughts on pre-listing rehabs vs. not!  

Do you ever fear how the days on market could negatively affect your listing?  @Mary Derman and I just pre-listed a property for an investor client who is halfway through a full cosmetic rehab, and we received an offer over the weekend.  Our investor client will finish the property and sell immediately.

We are now biased to prelisting our investment properties including fix and flips as well as turnkey investments, but curious if you see any negatives to this strategy?
