Purchasing a 5 plex in Milwaukee, WI

I have been on the hunt for a 4 plex near downtown Milwaukee for awhile now, and I recently found a 5 plex that seems to be a great deal. I met with the seller and walked through all of the units, and the numbers all make sense. I would want to live in one unit and rent the other 4 out. I went to get get financing, hoping for an FHA loan, only to realize FHA only goes up to 4 units....

This property is ideal for me, but I cannot afford to put more than 10% down on it.

Any suggestions?
