please help me figure cap rate

Here are the numbers--I'm not sure how to figure it out with vacancy and repairs--:

this is a triplex with good rental history... is it a good deal?

expenses:

yard, vac hall, snow, $ 730 per yr

electric landlord       $ 400 yr

insurance yrly          $ 2,500

taxes                        $3,500 yr

water/sewer        $ 1.200 yr

mortgage loan    $ 13,000 yr

property mgmt.   $ 3,000 yr (approx.?)

total  =               $ 24,330

 INCOME : 3 rents totaling  $36,000 year  if no vacancies.
