Buying a QUAD

I want to buy a quad and live in one of the units. The only problem is I have no money for a down payment, much less for closing costs. I've been through 2 very hard divorces and it's extremely hard to make ends meet, so my question to you is how do others start out or am I doomed for ever or till I get a 2nd job and work 80 hours a week for the next 2 years?

John, I know of a solution for you(see signature below)

I would highly stress though that you focus a lot of your energy on repairing your credit and your financial situation. Buying RE when you're in a bad situation to start is as a means to to 'fix' your current financial situation is a recipe for disaster.

I recently read a book(though not completely REI related, I do believe it would help you) called Total Money Makeover by Dave Ramsey. You can find the book review in my blog here on BP.

Check into that, continue educating yourself about REI and it won't be too long before you're on the right track.
