NYC resident trying to find investment opportunities nearby

hi! I'm new to this forum and new to real estate investing.  I live in NYC and am priced out of buying in my surrounding area, even to live but really want to invest in real estate.  I am looking for properties to buy and rent out in the 200-400k range with positive cash flow ideally.  I would like to find something within driving distance of NYC ideally.  Does anyone have any suggestions of markets to look in? any guidance would be greatly appreciated. thank you!
