hi! I live in NYC and am looking to buy my first real estate property to rent out, ideally for a combo of income and appreciation. The thought of buying in a market I'm unfamiliar with and isn't within driving distance is a bit daunting to me.  Any suggestions for markets within a couple hours distance of NYC that you would recommend I look into?  New Haven, Philly?

Separately, my daughter is going to school in the fall in New Orleans so I am considering investing there, but it seems like Nola has its own set of problems that might make it too difficult as a first investment.  Any ideas are greatly appreciated.

hi! I would like to get my real estate salesperson license and take a course online. I have read that the course needs to be approved by New York State as well as Arello to be able to get the proper certification. I know there are a ton of courses on Groupon for about $100- $150.  Can anyone recommend one that is approved by both NYS and Arello? thanks so much!

hi! I'm new to this forum and new to real estate investing.  I live in NYC and am priced out of buying in my surrounding area, even to live but really want to invest in real estate.  I am looking for properties to buy and rent out in the 200-400k range with positive cash flow ideally.  I would like to find something within driving distance of NYC ideally.  Does anyone have any suggestions of markets to look in? any guidance would be greatly appreciated. thank you!

I found an investment property I am very interested in buying in Nashville. It was a FSBO but I was a day too late and the owner just hired a broker (at 6%) and now the price is $8k higher, but still what I think is a good deal. Since I'm not paying the 6%, the seller is, should I work with a local broker to represent me? Or, is there a way for me to get a better deal without using a broker? This is my first purchase as an investment so don't have tons of info about the process, etc. Thanks!
