Is private lending going away in small town USA

So I've been trying to get a loan for a rehab and I've talked to multiple lenders without finding any that would work in my area. The last gentlemen that I chatted with today tells me that It is going to be nearly impossible to find someone to loan money on a project that isn't in a large city. I'm just wondering if anyone knows this to be true? I keep hearing find a great deal and you'll be able to find the funding for it but so far not so much. I have a empty house waiting for some work to be done.
