Can anyone help? There is this property that the owner died and had no will. The only family that she had was a brother and a sister. In talking with the sister the house had an $80,000 line of credit taken out on it and they were told by an attorney to just let the bank have the house. She doesn't want the house to just sit she wants it restored since there father built the house. I called the courthouse and there is no executor of the estate. Is there anything that can be done? The house is worth north of $150,000 so to let Wells Fargo have it would be a shame.

@Andrew Postell The property is one side of a duplex I own the property outright, there are no loans or liens on the property. As far as what type of loan I just need something for the rehab. It is going to be a buy and hold property the comps in the are from 69,000 to 100,000. Any other Questions I can answer for you?

So I've been trying to get a loan for a rehab and I've talked to multiple lenders without finding any that would work in my area. The last gentlemen that I chatted with today tells me that It is going to be nearly impossible to find someone to loan money on a project that isn't in a large city. I'm just wondering if anyone knows this to be true? I keep hearing find a great deal and you'll be able to find the funding for it but so far not so much. I have a empty house waiting for some work to be done.

I'm looking for a little guidance I bought a duplex with the plan of living in one side and fixing up the other, renting it and moving on to more properties. The plan was that we were going to shed all of our unnecessary monthly bills and live bare bones and drop all of our extra money into renovations. We have got Side A about 90% gutted but we ran Into a lot of unforeseen issues with side B that we have had to throw money into.  I'm kind of at a crossroads because the woman whom i'm related to by marriage said I need to find a way to get side A completed soon or she wants to walk away from it. I am unable to get bank financing because I am self employed and my write offs take my income level to low but I don't make enough money to make repairs on both properties. I feel at this rate it will be forever until either side is completed and every month that passes by is another rent payment I am missing out on. If anyone has any suggestions I would greatly appreciate it. Thanks

Drew I live in Pine Grove about 20 minutes from Pottsville. I am not familiar with any property management companies around here, I am currently managing my duplex myself. That is True I just don't have the funds to try and buy the other half and put money into remodeling my side. My goal is to remodel this side with out going in to debt at all.

The sheriffs department of each county does handle the initial tax sale auction in Pa.  This house was on the tax repository list which is actually the third phase of tax sale and that means it wasn't sold at the auction and then not sold at the next level. So the county actually does a full title search and then sells the house for what ever it cost them to do that. So the houses aren't usually the nicest but they come free and clear of all liens. As far as the other half some guy owns it and is not paying the taxes on it so it will probably go up for sale in the fall. I've contemplated calling him and making an offer but I'll probably be able to get it a lot cheaper later on.
