cheap land for vacation home

This message is inspired by a post from James (jawsette) where he describes buying 100 acres for $2,000 in a tax sale. I spoke to some of my friends about it and we are all interested in buying such land, except that we wish to build a small log-cabin or vacation home on the property.

The ideal property would be in a scenic area - Rockies, Sierras, Cascades, etc. It need not be in one of the popular places as long as it is scenic with some mountain, river or lake nearby. We really do not care to do anything financial with it - just enjoy it for years to come. I understand that we will have to pay taxes during all those years.

And we don't need 100 acres. Even five or ten acres will do. Access to a 4WD is important though.

Any suggestions on how I might go about finding such a property? We can pay a bit more than James's numbers but would prefer something cheap. (We might use it all of one week per year or perhaps even less.)

For vacation land, take a look at Chiloquin Oregon, about 20 miles north of Klamath Falls. Lots of pretty trees, two good fishing rivers, cheap land. Cheap enough that you wouldn't have to wait for tax sales, just make an offer and buy. Prices have dropped hard with the recession because it is recreational. There is no place to work around there.

Chiloquin has enough commercial to keep you going on a vacation. A very good burger place. A friendly country store with a good hot deli.

Chiloquin isn't that far from Klamath Lake, for boating and fishing. Not too far from Crater Lake for scenery.

Klamath Falls is 30 minutes away and has excellent shopping and hospitals.

I've seen land near Chiloquin on ebay. It looks good, but if you buy local, you'll get better land at a better price.

I can't off hand remember the name of the realtor I dealt with down there. They had the best prices, and I don't think they were on MLS. If you are interested, give me a PM, and I'll look through my records and see if I can find contact information.

I had an excellent agent in Klamath Falls, but he has retired, so I can't recomend an actual agent..
